Telefonica, the large Spanish telecommunications operator with a global real estate portfolio (7,500+ properties, ~40M sq ft), needed a consolidated view of geographically dispersed records, fragmented Access databases, scattered CAD drawings, and inconsistent space and lease data to optimize space usage and streamline facilities operations. To support its GAIN (Gestor de Activos INmobiliarios) program, Telefonica engaged SpaceIQ and adopted Archibus as the IWMS platform to centralize asset, space and lease information.

SpaceIQ implemented Archibus modules for building operations, space management, and real property & lease management, standardized CAD drawings, and enabled self-service portals and integrations with HR (META4) and SAP, plus automated maintenance workflows. The centralized system improved reporting and chargebacks, reduced work-order closure times, and helped Telefonica rationalize holdings—delivering significant time savings and over $1 billion in realized value from smarter real estate management.
