The Residences at Biltmore, a centrally located suite property in Asheville managed by Southern Resort Group, sought to reduce dependence on third-party channels after guests reported being over-promised and disappointed. The team’s goal was to drive more direct bookings, control the property’s narrative, and achieve a 6:1 ROI target.
Partnering with Sojern in June 2016, they ran targeted regional display campaigns to reach in-market travelers and create a direct 1:1 conversation with guests. The campaign delivered 413 bookings and $273,942 in incremental direct booking revenue to date, regularly meeting or exceeding ROI goals (up to 10:1 in peak months) and improving the overall guest experience.
