Skanska, a global construction and facilities management firm, was awarded a £43m PPP contract to design, build, finance and maintain eight Midlothian primary schools for 30 years. To meet strict SLAs, avoid costly penalties and provide transparent, auditable reporting for the council, Skanska needed a customised CAFM solution that could manage operational risk across multiple sites.

Skanska implemented QFM from Service Works Global—a web-based helpdesk branded “SAM” with an integrated performance and deduction mechanism, real-time alerts, client access and month‑end reporting. The system enabled proactive FM delivery, reduced administration (saving days of monthly spreadsheet work), lowered staffing needs, minimised penalty deductions through early warnings, and provided the transparency and auditability required for the PPP contract; Skanska is now rolling QFM out to other projects.
