Bournemouth Library is a £10m, 8,200 m² PFI project completed in 2002 that set out to prove PFI can support bold design and high‑quality facilities management. The visually striking, energy‑efficient building—with features such as exposed concrete heat sinks, daylight sensors and specialist archive conditions—created a complex operational challenge for Kier Managed Services under its 30‑year FM contract: deliver non‑intrusive, high‑performance services for heavy public use while providing detailed data capture and reporting.
Kier selected QFM from Service Works as a flexible CAFM platform to integrate with the building’s systems, enable rapid incident logging, provide strong analytics and schedule planned maintenance without disrupting users. The result was exceptional building performance, doubled library membership, thousands of visitors at opening and the Better Public Buildings Award for design excellence and value for money.
