Fort Collins, a resort city in Colorado, faced growing resident concerns about unregulated short-term rentals (STRs) and lost lodging tax revenue. City leaders needed a reliable way to identify STR properties, enforce licensing, and ensure tax compliance.

The city implemented Host Compliance (now part of Granicus) using its Address Identification and Compliance Monitoring modules. In year one they identified 475 rentals — about 5x more than manual methods — achieved 78% compliance, recovered $273K in additional lodging taxes, and have since increased compliance to 97%, while staff handle far more work in less time.
