A Facebook Case Study
Tata Housing, a leading Indian residential developer known for quality design, set out to be the first property developer in India to sell a new Goa development entirely on Facebook without print or TV. The challenge was to create urgency and enough trust online to drive bookings during a limited 4‑day sales window.
Working with agency FCB Ulka, Tata used a mix of Facebook ad formats—video, carousel, link ads and animated GIFs—plus precise location, demographic and interest targeting, Custom Audiences, Lookalike targeting and Facebook pixel conversion tracking to optimize spend. The campaign generated 14,000 leads and sold 250 homes in the 4‑day booking period, achieved a 10× return on ad spend, and lowered cost per lead by 30% and cost per sale by 60% versus previous campaigns.
