Annexair helped William & Mary College address a major summer humidity problem in Yates Hall, where the existing chilled-water fan coil units were unable to control moisture and condensation and mold were starting to appear. To solve this, the college sought a 100% outside air makeup air handling system for the summer and inter-seasonal periods, and Annexair proposed its R410A X-DRY AC Series packaged DX rooftop units using Danfoss Inverter VSH compressors.

Danfoss and Annexair implemented the X-DRY system with modulating gas reheat, variable-speed condenser fans, and inverter-driven compressors to precisely match cooling capacity and improve dehumidification. The result was a 12:1 turndown ratio, tight temperature control within +0.2°F of set point, and estimated energy savings of 15% to 30% versus conventional fixed-speed systems, while also delivering quieter operation and reliable dry air.
