Two Castles Housing Association, now Castles & Coasts, manages homes across the North of England and needed better insight into property performance to tackle fuel poverty, damp, overheating, and the health risks these can create for vulnerable residents. Working with Capita One, the housing provider looked for a way to understand how homes were actually performing rather than relying on estimates and reactive repairs.

Capita One implemented a pilot using smart sensor monitoring integrated with its OPENHousing platform within OPENAssets, capturing data on temperature, humidity, air quality, carbon monoxide, smoke, and energy use. The solution gave Two Castles real-time alerts and a clearer picture of household conditions, enabling earlier intervention, fewer unnecessary visits, better maintenance decisions, and more targeted resident support; the 12-month pilot was designed to inform wider rollout across its housing stock.
