Telefónica de España: $1 Billion GAIN from Smarter Real Estate Management

Telefónica de España, a leading telecom operator with a presence in 50 countries and more than 7,500 properties in Spain, faced fragmented and incomplete real estate, space and operations data stored across multiple databases and varied drawing formats. Geographic dispersion, 12,500+ CAD drawings, and disconnected systems made it hard to get an accurate inventory, optimize space, and manage maintenance and leases efficiently.

TI launched the GAIN program using ARCHIBUS, standardizing and linking drawings, integrating HR (META4), SAP accounting and tax records, and deploying employee and subcontractor web portals for space requests and work orders. The consolidated system improved space utilization, sped maintenance workflows, enabled accurate chargebacks and reporting, and delivered more than $1 billion in savings while positioning facilities as a profit center.
