A Zillow Case Study
Redwood Living is a Cleveland-based developer, owner and manager that builds single-story apartment homes and intentionally designs whole neighborhoods rather than vertical complexes. Rapid growth—more than 8,440 apartments by year-end, 42 communities in various stages of lease-up and plans to double again—created a complex, staged lease-up challenge and strong competition from single-family homes, requiring tight coordination between construction, marketing and leasing to drive high-quality leads and fast occupancy.
Redwood responded with a standardized five-month lease-up plan that starts with Zillow advertising, temporary signage and centralized leasing centers, staged model tours, social media, Zillow Boost and unique tracking numbers with Max Leases, while targeting occupancy within 14 days of certificate of occupancy and 9–12 months to complete lease-ups. The strategy produced strong results—nearly 2.5% click-through rates on Boost, solid lease-to-lead conversion, faster lease-ups and sustained ~95% occupancy—while pet-friendly policies, sidewalks, amenities and resident engagement reinforced the company’s neighborhood-focused product.
