Avanath Capital Management bought Northpointe Apartments, a 528-unit affordable community in Long Beach that had fallen into disrepair — peeling paint, neglected landscaping and empty spaces. The challenge was to prove affordable housing can be run and marketed like market-rate product: improve the physical asset, resident services and leasing performance while maintaining affordability. Nicholas Dunlap, Avanath’s director of property management, led the turnaround.
Avanath invested $1.1 million in capital upgrades (new paint, parking, landscaping and a multipurpose sports court) and paired those improvements with a mobile-first, digital marketing program (Zillow, Craigslist, SEO, property websites, social media) plus expanded social programming and services. The property now presents like a market-rate community, occupancy and revenue have increased, and resident engagement jumped — after-school participation rose from about 50 kids to 150–200.
