SL Green Realty Corp., an S&P 500 company and New York City's largest office landlord, wanted to reduce energy costs and improve building performance at 1515 Broadway — a 54‑story, 1.9 million square foot office tower — to meet tenant sustainability expectations and the Mayor’s energy-reduction goals, while also raising its ENERGY STAR score and achieving LEED certification.

In 2016 SL Green deployed Yardi’s Pulse Active EE to optimize HVAC set points in real time and integrate with the building management system. After three seasons, 2017 annualized savings were $189,880 (almost 675,000 kWh and 2,500 MLbs steam), equal to about 7% of HVAC spend and ~$0.10 per square foot; ENERGY STAR rose from 48 to 76, the building earned LEED Gold and a BOMA Pinnacle award, and the project delivered a 99% ROI with a 1.2‑year payback.
