Bright Realty, a 1,466-unit multifamily operator led by Andrew Hixenbaugh, faced an availability gap as two of its three properties saw declining occupancy. A marketing audit showed the lowest-converting ILS channel was also the second-highest monthly expense, prompting a reallocation of marketing spend.

Bright reallocated that ILS budget to REACH PPC (building on existing REACH SEO work), with setup and ongoing optimization by a PPC specialist. Within six months occupancy rose to 95%, leases attributed to REACH PPC tripled, cost per lease fell 34.21%, rental income across the portfolio increased 5.93%, and PPC-attributed rental income rose 201%.
