Creating Welcoming Spaces for Everyone with BIM

ROJO Architecture, a Tampa-based design firm, specializes in adaptive reuse and client-focused projects across medical, residential, commercial and hospitality sectors. The studio faced tight technical and spatial challenges—most notably converting a 27,550 sq ft former bookstore into a private, light-filled orthopedic clinic and fitting a 12‑story, 68‑unit affordable housing tower onto a very small lot—while also needing clear presentations to win approvals and coordinate complex contractor work.

To meet those needs ROJO adopted a BIM workflow with Vectorworks Architect, modeling projects in high detail from the start to improve visualization, coordination and permitting. The approach produced hotel‑quality patient and resident environments (including a signature lobby water wall), streamlined design reviews and approvals, cut backend drafting time by hundreds of hours, improved bid competitiveness by enabling contractors to reduce material waste (about 10%), and boosted client‑meeting success to roughly 95%.
