Dalmeny Avenue in Islington has provided housing for those most in need for over a hundred years and Ada Lewis House was the epitome of new hostels for working women

United Living Group worked with Southern Housing Group on the redevelopment of Dalmeny Avenue in Islington, a constrained central London site with a strong social legacy. The challenge was to create 45 affordable mixed-tenure homes while respecting the historic purpose of the location, avoiding major disruption to the surrounding area, and delivering a sustainable scheme.

United Living Group designed an L-shaped five- and six-storey development around a mature Sycamore tree, added shared gardens, terraces, balconies and a rooftop garden, and used displacement piling, recycled demolition waste, and an attenuation drainage system to reduce environmental impact and avoid road closures. The project also included a large cycle store, energy-efficient plant, and controlled asbestos removal, while creating local social value through three apprenticeships and college engagement. Southern Housing Group praised United Living Group for its professionalism, collaboration and effective aftercare, saying it was a very successful scheme.
