Arcada Nova, the property management arm of Arcada University in Helsinki, oversees around 680 student apartments and several commercial properties. Its legacy property system was inflexible and time-consuming, forcing manual waiting-list, contract and rental accounting tasks, producing poor reporting, limiting concurrent access and causing errors that hindered growth.

Arcada Nova implemented Unit4 ERP with integrated Property Management—adding a student web portal, automated rental and electricity billing, contract management and better reporting. Apartment allocation time fell from 40 to 10 minutes (saving 30 minutes per unit), yielding about 153 hours saved annually, improved traceability and lower student electricity bills, reduced administrative headcount pressure and greater capacity to expand.
