A Tyler Technologies Case Study
The Town of Greenburgh faced a major challenge with property assessments based on 60-year-old valuations, representing only about 3% of true market value. This inequity, combined with an antiquated manual system, led to thousands of annual assessment appeals and approximately $10 million in annual tax refunds. To conduct its first town-wide reassessment since 1956, Greenburgh partnered with vendor Tyler Technologies, utilizing their CLT Appraisal Services and iasWorld CAMA software.
Tyler's CLT team executed the reassessment, which included extensive public outreach and the implementation of iasWorld software for mass appraisal. The solution established 100% market value valuations, which were adopted by all local villages. As a result, the assessor’s office now calculates valuations in a quarter of the previous time, and while appeals were filed, many were easily defended at the administrative stage. The town now saves about $120,000 annually on independent assessments, and Tyler Technologies helped achieve long-term budget stability and equitable tax fairness.
