The Lubbock Central Appraisal District faced a challenge in accurately calculating and defending property values for its constituents. Their old method used a single lump-sum adjustment for comparable properties, which was confusing to taxpayers and difficult for staff to justify. To address this, they turned to Tyler Technologies and its Assessment & Tax Pro software for a better solution.
Tyler Technologies implemented the in-software modeling feature of Assessment & Tax Pro, which enabled multiple regression analysis. This allowed the district to create detailed models that assigned specific market values to individual property features like fireplaces and pools. The result was a highly accurate and defendable comparison grid, replacing the old aggregate method. This streamlined process led to fairer valuations, increased taxpayer confidence, and gave the appraisal district a clear method to explain and defend their calculations to the review board.
