Lubbock Central Appraisal District, which values roughly 90,000 residential properties across Lubbock County, Texas, faced persistent taxpayer confusion and pushback because its comparable analysis relied on a single lump‑sum adjustment for differences between homes. Without itemized breakouts for qualitative and geographic features, appraisers struggled to explain or defend valuations, and results sometimes appeared out of proportion to property owners.
Using Tyler’s Orion Appraisal software and its in‑software multiple regression analysis (MRA), the district built a series of segmented models and a new comp grid that assigns dollar values to individual features (fireplaces, pools, age, quality, geography, etc.). With Tyler training and support, Lubbock CAD replaced lump‑sum adjustments with up to a dozen itemized adjustments, producing valuations that are more accurate, easier to calculate, and far more explainable and defensible to taxpayers and the appraisal review board.
