North Mechanical Cuts $1 Million in Shared Costs for Lab Building Project by Speeding Design, Fabrication and Install with Trimble SysQue

North Mechanical Contracting & Service, a 40‑year Indianapolis mechanical contractor, needed to speed and de-risk design-to-fabrication for a large lab building where manual takeoffs and shop fabrication were slow and error‑prone. The company sought fabrication‑ready, information‑rich models to improve coordination, reduce rework and accelerate installation on its largest fabrication contract to date.

Using Trimble SysQue with Autodesk Revit plus Trimble Field Link and RTS total stations, North Mechanical produced LOD 400, manufacturer‑specific models and automated takeoffs and labels. The new workflow enabled 90% off‑site fabrication of 60,000 linear feet of piping, cut workforce needs by half during peak work, eliminated 90% of rework with zero change orders for clashes, sped takeoffs by 400%, and delivered about $1 million (≈10%) in shared project cost savings.
