A Trane Commercial Case Study
The University of Central Missouri (UCM) in Warrensburg, Missouri, was facing about $20 million in critical deferred maintenance with only $2 million in annual funding, along with aging equipment, frequent emergency repairs, and growing complaints from students and faculty. To address these challenges, UCM partnered with Trane Commercial on a $36.1 million energy savings performance contract, combining deferred maintenance with energy-efficient campus upgrades.
Trane Commercial implemented geothermal HVAC, lighting retrofits, new roofs and windows, improved air handling and building automation, and life safety and acoustical improvements, along with maintenance and controls service agreements. The project was completed ahead of schedule and has already generated $500,000 in savings before completion, with projected annual benefits of $735,000 in energy savings, $848,000 in operating and maintenance savings, and $1.5 million in avoided capital improvements, while reducing CO2 emissions by 7,500 tons.
