TIAA-CREF worked with Trane Commercial to address an urgent cooling challenge at its New York City headquarters after one of two aging steam absorption chillers failed, leaving the building short of the 1,400 tons of cooling capacity it needed. The customer wanted a solution that would improve comfort, reliability, and efficiency while also reducing long-term operating costs.

Trane Commercial replaced the old equipment with high-efficiency Trane CenTraVac chillers, a Trane IntelliPak air conditioning unit, upgraded cooling towers, and an ice thermal storage system, all controlled with Trane optimization logic. The turnkey project is saving TIAA-CREF about $765,000 per year, delivering a 25% internal rate of return, qualifying for a $219,000 NYSERDA rebate, and avoiding 6.1 million pounds of carbon dioxide emissions annually.
