Shorenstein Properties cuts chiller replacement costs 50% with Trane Commercial

The customer, Shorenstein Properties, faced a significant challenge with two 45-year-old Trane chillers in their San Francisco office building. Although still operational, the equipment was nearing obsolescence and was inefficient, sometimes leaving the building too warm. A full replacement would be extremely costly and logistically difficult due to the chillers' location on the 37th floor. They needed a solution that would resolve the obsolescence issue and improve energy efficiency without the high expense of a traditional replacement.

Trane Commercial implemented its TriStar chiller rebuild solution, which involved completely rebuilding the existing units with new major components, including compressors, Adaptive Frequency Drives, and Tracer AdaptiView control panels. This custom approach cost approximately half of a full replacement and avoided extensive rigging and street closures. The project was a success, decreasing energy use and peak demand significantly. This resulted in substantial energy cost savings of approximately $18,000 per month while resolving the obsolescence issue and improving tenant comfort.
