Shorenstein Properties, owner of 50 California Street in San Francisco, faced an obsolescence challenge with two 45-year-old chillers nearing end of life. Replacing the equipment would have been difficult and costly because the units were located on the 37th floor of a high-rise, requiring street closures, permits, and extensive rigging. The company also wanted to improve energy efficiency and tenant comfort. Trane Commercial proposed a chiller rebuild approach using TriStar.

Trane Commercial implemented a TriStar rebuild of the two chillers, adding Adaptive Frequency Drives and Tracer AdaptiView control panels, along with other efficiency measures. The solution eliminated the obsolescence issue and cost about half as much as a full replacement, while reducing energy use and peak demand. The building now saves approximately $18,000 per month in energy costs, with improved operation, quieter performance, and better indoor comfort.
