Shape Properties - Customer Case Study

Shape Properties, the owner of Lougheed Town Centre in Burnaby, British Columbia, worked with Trane Commercial to address uneven cooling and inefficient operation in the retail center. The mall’s two chillers, serving different phases of the property, were running full-time but delivering inadequate water distribution, insufficient cooling in outlying areas, and high energy use. The project used chillers, controls, and an upgrading service to improve HVAC performance.

Trane Commercial re-piped and decoupled the chiller plant to improve chilled water flow, configured one Trane CenTraVac centrifugal chiller as lead and the other as lag, added a variable frequency drive, and enabled free cooling during suitable periods. Trane also expanded the Tracer Summit building automation system to manage the new setup and monitor operations proactively. The result was better cooling throughout the mall and significant energy savings of 596,000 kWh in one year, exceeding estimates by more than 8%, along with a $190,000 BC Hydro Power Smart rebate.
