Parkway Properties reduces energy use 34% with Trane Commercial at One Orlando Centre

Parkway Properties faced the challenge of making the 25-year-old One Orlando Centre competitive with newer buildings. Its original HVAC systems had inherent inefficiencies, including two disconnected chiller plants that prevented optimized performance and led to inconsistent tenant comfort. To address this, Parkway Properties enlisted Trane Commercial, which utilized TRACE 700 modeling to develop a solution.

Trane implemented a comprehensive upgrade that included connecting and optimizing the two chiller plants into a variable primary flow loop and installing new CenTraVac and Stealth chillers. A Tracer SC building automation system and Air-Fi wireless technology were added for control and monitoring. This solution delivered significant results: a 467 kW reduction in connected load, water savings of 1.5 million gallons per year, and a 34 percent reduction in energy use within the first twelve months, greatly improving efficiency and tenant comfort.
