Parkway Properties, a real estate investment trust, faced the challenge of making the 25-year-old One Orlando Centre compete with newer office buildings while dealing with inefficient original HVAC systems, unconnected chiller plants, and inconsistent tenant comfort. Trane Commercial was selected to help upgrade the building with a customized HVAC and controls solution.

Trane Commercial integrated the garage roof and 18th-floor chiller plants, re-piped the system into a variable primary flow loop, added high-efficiency Trane chillers and cooling towers, and installed a Tracer SC building automation system with wireless Air-Fi technology. The project delivered approximately 467 kW of connected load reduction, 1.5 million gallons of water savings annually, and a 34% average energy use reduction in the first 12 months, while improving redundancy, reliability, and tenant comfort.
