One Commerce Square reduces utility costs 43% with Trane Commercial

The owners of One Commerce Square sought to increase the building's value and occupancy by differentiating it in the downtown Memphis market. They faced challenges with aging infrastructure and under-maintained systems. To overcome this, they partnered with Trane Commercial and set a goal of achieving LEED certification.

Trane implemented a Tracer SC building automation system and used Air-Fi wireless technology to connect and optimize the existing building controls. They also performed R'newal Service on the aging CenTraVac chiller to restore its performance. As a result, the building achieved LEED Gold certification and realized an annual energy savings of approximately $640,000, with utility costs 43% below projections. Hot/cold complaints were reduced by 66% and time spent on tasks was cut by over 85%, significantly increasing asset value and operational stability.
