One Clearlake Centre - Customer Case Study

One Clearlake Centre, an 18-story Class-A office building in West Palm Beach owned by AEW Capital Management and managed by CBRE, needed to address aging chillers and prepare for higher maintenance risk, improved reliability, and more flexible after-hours cooling. Trane Commercial worked with the customer to evaluate and plan a chiller plant and controls upgrade that would improve efficiency, reduce environmental impact, and support tenant comfort.

Trane Commercial implemented a modernized solution using a 300-ton Trane Series S CenTraVac chiller selected with the myPLV chiller performance analysis tool, along with upgraded pumps, cooling tower fill, variable speed drives, and a Tracer SC building automation system with updated controls. The project is projected to save more than 323,000 kWh annually and nearly $66,000 per year in energy costs, with CBRE reporting a 15% drop in energy use compared to the prior June.
