Municipal Square Associates, the manager of the 100,000-square-foot Municipal Square office building in West Orange, NJ, needed to replace an aging HVAC system that was driving high utility bills, maintenance costs, and comfort complaints. To address these issues, the company turned to Trane Commercial and took advantage of New Jersey’s Pay for Performance program, using Trane’s energy audit and modeling tools to identify the best efficiency upgrades.

Trane Commercial implemented two 70-ton IntelliPak rooftop systems, converted the building from constant volume to variable air volume with 26 VAV units, and installed a Tracer ES building automation system with energy-saving controls. Trane Intelligent Services also provided ongoing monitoring and diagnostics. As a result, Municipal Square Associates reported about 35 percent less electricity use, with a goal of reaching 40 percent, along with improved tenant comfort, fewer complaints, and lower operating costs.
