Morguard, the property manager for Coquitlam Centre in Coquitlam, BC, wanted to improve operations and reduce costs at the 9.35 million sq. ft. retail mall, especially given its large cooling load. After earlier efficiency upgrades, Morguard looked to Trane Commercial for a bigger savings opportunity, with a focus on improving energy performance in the facility’s mechanical system.

Trane Commercial recommended a heat recovery solution to capture waste heat from the existing chillers and boilers and reuse it for heating. Using a Trane Series R heat reclaim chiller and a tailored operating sequence, the project delivered an early 55% reduction in natural gas consumption, is projected to pay back in about 4.5 years, and also earned a substantial FortisBC incentive to help fund the upgrade.
