Metcalfe Realty Company, Ltd., the owner of Kilborn Medical Centre in Ottawa, needed better control of a five-story clinic and medical office building that operated 24/7 with tenants on different schedules. The existing pneumatic control system made temperature management difficult, and upgrading to digital controls was complicated by limited access to tenant spaces. Trane Commercial was brought in to help plan the retrofit, using Tracer Summit™ building automation and VAV terminals.

Trane Commercial implemented a controls replacement plan that included the Tracer Summit™ system, VAV terminals, upgraded rooftop HVAC operation, electrical work, engineering, CAD/as-built drawings, startup support, and a three-year maintenance contract. The project was completed on time and on budget with minimal tenant disruption thanks to after-hours work, and Metcalfe Realty reported improved building and tenant-space control, with schedules set for every zone based on occupancy.
