The customer, McCarthy Cook & Co, faced high operational costs at its Central Arts Plaza tower, with annual electric bills exceeding $700,000. The building owner sought to reduce these costs and better manage energy use by replacing obsolete and difficult-to-maintain HVAC systems. They partnered with vendor Trane Commercial to address this challenge.

Trane implemented a comprehensive upgrade, including new Tracer ES building controls, Adaptive Frequency Drives on the chillers, and Trane Intelligent Services. The results were significant, with a daily energy demand drop of over 1,000 KW, leading to more than $200,000 in annual savings. The project also secured over $380,000 in rebates and incentives. Additionally, hot and cold calls from tenants were reduced by 96 percent, allowing facility managers to focus on improved customer service.
