McCarthy Cook & Co, owner of Central Arts Plaza in Phoenix, faced rising operating costs at its 24-story, 500,000 sq. ft. tower, with annual electric bills exceeding $700,000. To improve efficiency and reduce maintenance on aging systems, the company worked with Trane Commercial, using tools and services including TRACE™ 700, Energy Performance, and Energy Assessment to identify the best energy conservation measures.

Trane Commercial implemented upgrades to the building’s Energy Management System, Central Plant Manager Control System, and central plant chillers, including Trane® Adaptive Frequency™ Drives and Tracer™ ES controls. The project cut daily electric demand by more than 1,000 kW, generated over $380,000 in rebates and incentives, reduced annual savings by more than $200,000, and lowered hot/cold calls from about 25 per day to just one.
