Johnson Development Associates, Inc., a Spartanburg, South Carolina property owner, wanted to improve tenant comfort and reduce unexpectedly high utility costs across two similar Class A office buildings. Working with Trane Commercial, the company used Trane Intelligent Services Building Performance to evaluate system performance and identify where energy was being wasted.

Trane Commercial then implemented a Trane BAS R’newal to upgrade the existing controls to Tracer SC, along with several energy conservation measures such as duct static optimization, supply air temperature optimization, cooling tower system optimization, and recommissioning of critical sensors and sequences. The project is expected to cut annual energy consumption by about 15 percent, deliver roughly $12,700 in annual savings, earn a $25,000 utility rebate, and pay back in 1.2 years.
