Golden Properties, a family-owned real estate investment firm, needed to modernize the aging chiller plant at its 1177 West Hastings office building in Vancouver. Although the original chillers were still meeting comfort needs, the equipment was nearly 50 years old, and the company wanted a more efficient, reliable system with room for future energy-saving improvements. Trane Commercial was brought in to help evaluate retrofit options and design the upgrade.

Trane Commercial redesigned the plant around a variable-flow system with a Trane CenTraVac centrifugal chiller, a Trane Series R helical rotary chiller with heat recovery, a new cooling tower, and higher-efficiency pumps, all integrated with a Tracer SC building automation system. The new setup improved redundancy and operational control while cutting year-one energy use by 875,000 kWh, delivering 73 percent savings, and reducing cooling tower water use by 47 percent.
