Executive House - Customer Case Study

Executive House, a 124-unit condominium building in Hackensack, New Jersey, was dealing with aging HVAC infrastructure, frequent equipment breakdowns, and rising maintenance costs. The board wanted to improve comfort for residents and doctors’ offices while controlling energy and operating expenses and avoiding a large upfront capital outlay. Trane Commercial was brought in to help evaluate the building’s HVAC system and identify the best upgrade path.

Trane Commercial used Trace 700 modeling to compare replacing the failed steam absorption chiller with either a new absorption unit or an electric centrifugal chiller, and recommended the more efficient electric option. The project included a new 290-ton Trane centrifugal chiller with variable frequency drive, a high-efficiency condenser water pump, electrical service upgrades, and integration with the Tracer Summit building automation system. The results included improved comfort, over $45,000 in annual energy savings, nearly $800,000 less in present value life-cycle costs, a simple payback of less than one year, and a $30,160 utility rebate managed by Trane Commercial.
