Crosstown Concourse, a major redevelopment project in Memphis, Tennessee, aimed to revitalize a neighborhood by creating a financially and environmentally sustainable "vertical urban village" within a 90-year-old warehouse. Trane Commercial implemented a holistic solution including high-efficiency chillers and the Tracer Ensemble building management system for real-time energy monitoring and optimization. This was supported by comprehensive service agreements with on-site technicians. The collaboration resulted in over $250,000 in upfront capital cost savings and reduced life cycle costs of over $1.3 million. The building achieved a 98% occupancy rate, reduced energy costs and carbon emissions by 3% year-over-year, and earned an Energy Star certification with a score of 89.
