Clayton County turned to Trane Commercial to address rising energy and facilities maintenance costs across multiple county buildings. The county needed better cooling at the Department of Family and Children Services, improved temperature control at the County Archives, piping repairs at Annex III, and a methane gas collection system at the landfill, so it completed a facilities audit to identify cost-effective upgrades.
Trane Commercial delivered a performance contract that upgraded HVAC systems, controls, lighting, plumbing, and landfill gas recovery using tools like TRACE software and Tracer Summit systems. The project also included nearly 12,500 high-efficiency light fixture replacements and other building improvements, and Clayton County expects the work to save $575,000 annually, including $361,000 in utility savings and $213,000 in carbon credit revenue. The $5.5 million project is being funded through future energy and operational savings.
