Chatham Lodging Trust, a publicly traded REIT focused on upscale and premium-branded hotels, needed a quick fix for failing rooftop ventilation units at its Residence Inn Anaheim property. The company also wanted a reliable HVAC partner that could provide consistent equipment, service, and maintenance across its hotel portfolio. Trane Commercial was brought in to help address the hotel’s comfort, dehumidification, and operational needs.

Trane Commercial delivered a complete design/build solution, replacing the failing units with three Trane Horizon dedicated outdoor air systems and providing turnkey installation and ongoing preventive maintenance. The systems improved temperature control, ventilation, and humidity management while helping reduce energy and operating costs. According to Chatham Lodging Trust, it took about 90 days to get the dew point right, and the partnership has improved service consistency and guest comfort.
