St. Luke's Hospital faced the challenge of restoring and converting its abandoned, pre-war Beaux-Arts complex into a modern residential building while preserving its historic fabric. Thornton Tomasetti provided integrated engineering services, including structural analysis and façade consulting, to address issues like thermal comfort, structural soundness, and building envelope durability.
Thornton Tomasetti implemented structural interventions and envelope upgrades, which included masonry stabilization, new high-performance windows, and the integration of new infill zones with glass connectors. The result was a successful adaptive reuse project that preserved the historic character of the complex, allowing it to be converted into residences in accordance with the Secretary of Interior’s Standards for Rehabilitation.
