LBA Upgrades Park Place with AI-driven Energy Storage

LBA Realty, which manages 39 million square feet of commercial and industrial properties, upgraded its 1.8 million sq. ft. Park Place campus to reduce tenant costs and boost sustainability. Faced with heavy time-based utility charges (more than 50% of the bill tied to timing of use), LBA engaged Stem and deployed a 1.3 MW AI-driven energy storage system to address demand charges and peak time-of-use rates.

Stem’s AI platform, Athena, automatically stores and dispatches energy at optimal times to lower demand charges, provide utility bill optimization, and participate in demand response. The Stem system—then the largest indoor energy storage installation—went online in December 2016, is projected to save Park Place $450,000 over the system’s lifetime, and provides on-call demand reduction to Southern California Edison to help strengthen the grid.
