The Shooshan Company delivers a 22-story LEED Gold mixed-use project with Southland Industries

Southland Industries partnered with The Shooshan Company on the 4040 Wilson Boulevard project, a mixed-use development in Arlington, Virginia. The owner faced significant budget challenges that nearly suspended the project, requiring a solution to integrate efficient mechanical systems for both office and residential spaces without exceeding financial constraints.

Southland Industries employed a target value design-build approach and the Choosing by Advantages method to evaluate systems. They delivered an energy-efficient solution featuring an air-cooled chiller plant and a dedicated outside air system, which avoided the need for two separate mechanical systems. The result was a LEED Gold-certified building that met the owner's lifecycle cost and energy goals, and Southland Industries was also awarded a three-year building maintenance contract.
