The School District of Philadelphia needed a new three-story K-8 school and sought the schedule and budget advantages of a design-build delivery method for the mechanical and plumbing systems. They engaged Southland Industries to provide these design-build services, which included carrying Engineer of Record responsibilities.

Southland's solution involved developing several HVAC concepts for owner selection, utilizing in-house BIM for full modeling and coordination, and leveraging offsite fabrication and early equipment delivery. This approach facilitated early rough-in and testing to reduce trade stacking risks. Southland successfully delivered the project scope, with 40 percent of services contracted through diverse business enterprises.
