Southland Industries served as the engineer of record for the 1301 Pennsylvania Avenue project, working with owner Quadrangle Development Corporation to deliver mechanical, electrical, plumbing, and fire protection services for a new 390,000 square foot office building. The challenge was to meet high-end architectural specifications and tenant needs, including specialized spaces like a gourmet kitchen and multiple server rooms, while adhering to the owner's budget.

The solution implemented by Southland Industries utilized a target value design process and included efficiency modifications like a separate sensible chilled water plant and a large dedicated outside air system. Through cross-departmental collaboration, Southland Industries not only met the budget but converted the work into a construction contract, delivering a finished product that exceeded expectations and achieved LEED Gold certification.
