Timberland Partners, a multifamily owner/operator with 90 properties and more than 20,000 apartment homes across 17 states, was struggling with poor adoption of its previous mobile maintenance platform. Despite implementing a system in 2018, only 52% of the 30,000 service requests received in Q1 2022 were completed through it, due to weak support, unintuitive workflows, and limited reporting. Timberland turned to SmartRent and its Work Management solution, along with Inspection Management, to find a better fit for its maintenance teams.
SmartRent implemented Work Management through a pilot at six properties before rolling it out across Timberland Partners’ portfolio, adding features like customizable inspections, make-ready boards, Spanish language support, resident messaging, inventory scanning, and instant reporting. The results were immediate: Timberland reached 98% adoption and 75% service team approval in just one month, beating its two-month target. SmartRent also helped reduce phone calls and text messages between office and maintenance teams, improve transparency, and save about 15 minutes per move-out inspection.
