Landmark Apartment Trust (LAT) is a publicly registered, non-traded REIT that owns and operates more than 33,000 apartment units across high-growth U.S. markets. Faced with a crowded, confusing digital-marketing landscape and ILS offerings that often produced empty or duplicate leads, LAT’s marketing team — led by VP Ryan Perez — needed a way to stop wasting spend on low-quality traffic and secure leads that convert to tours and leases.
LAT shifted spend to Apartment Guide’s simplified package approach (Silver, Gold, Platinum, Diamond), plus SEO/SEM and responsive add-ons, which made campaign choices easier and faster to optimize. The result: higher-quality, convertible leads and measurable lift — e.g., 25 net leases in Q2 2014 for a Stone Mountain community (about eight net leases/month on a Platinum package) at roughly $187 per lease — driving more walk-ins, move-ins and positive NOI.
