Revenue Management The Smart Way to Get an Edge in Student Housing

The University of Missouri's off-campus student housing market faced a significant challenge with declining enrollment and an oversupply of new properties, leading to slow pre-leasing and a highly competitive, concession-heavy environment. To navigate this difficult situation, a collective of three Campus Advantage properties partnered with RealPage and utilized their Revenue Management solution to set realistic occupancy targets and optimize rents.

RealPage implemented its AI Revenue Management tool to provide data-driven insights into supply, demand, and competitor pricing. This allowed the operator to make informed decisions that protected their rent roll. As a result, the portfolio's effective rent saw an 11.1% increase over the market, and while occupancy was 5.2% below the market, the portfolio maintained a premium position and stabilized its aggregated rent roll to mirror the previous year's performance.
