Howard Hughes Corporation reimagines Landmark Mall with RCLCO, adding 400 residential units and securing approvals in 2015

The Howard Hughes Corporation faced the challenge of redeveloping the struggling Landmark Mall, a 675,000 square foot regional shopping center in northern Virginia. After acquiring the asset, they engaged real estate consulting firm RCLCO to conceptualize a viable reuse plan and real estate strategy for the property.

RCLCO's solution was to demonstrate the market opportunity for a new "urban town" lifestyle center. They crafted a tenanting strategy that leveraged the area's diverse demographics and conceptualized a redevelopment framework that preserved existing anchors while adding new open-air retail and housing. RCLCO also helped Howard Hughes Corporation find a development partner. As a result of this strategy, site plan approvals were reached in late 2015 and construction began in 2016.
