The Neighborhood Hotel, an apartment-style hotel brand with four locations in Chicago and Southwest Michigan, faced major revenue management challenges from seasonality, occupancy swings, and difficult length-of-stay decisions. By using PriceLabs and its Dynamic Pricing tools, the team needed a better way to balance ADR, occupancy, and guest mix in highly seasonal markets.

PriceLabs helped The Neighborhood Hotel implement dynamic minimum stay rules, portfolio occupancy-based adjustments, orphan gap management, and comp-set analysis across hotel and vacation rental data. As a result, The Neighborhood Hotel achieved over 75% occupancy at its Lincoln Park property, over 72% occupancy at Little Italy in its first year, and more than 50% occupancy at both Southwest Michigan hotels for the first time, while also improving RevPAR and reducing manual pricing work.
